They've been regenerating in the city centre, but it's still full of students

Last time I was through they were busy with the shopping centre. The Riverwalk shopping centre I think it's called. It's like Sunderland then full of students. They give plenty to the local economy Sunderland would be dead without them.

I've tended to visit North and East Yorkshire more than South Yorkshire due to them being closer to me.
